Our Real Estate Marketing approach is heavily centered around using the internet to its fullest advantage to properly advertise and sell a property.  We know that use of the internet to search for homes has increased from 2% in 1995 to over 77% in 2005 and continues to increase through 2009 (guestimates are in the 80% to 88% range right now).

Just because a home or property is listed in the MLS, or on an agent website, or Commercial Property listing service like LoopNet or CoStar, does NOT mean that it is being 'fully advertised online'.  Most Real Estate brokers (over 90%) do not even completely fill out all the information on the MLS or Loopnet fields!  Add to that fact that many do not return phone calls or emails in a timely manner if at all and the old adage 'showing up is 90%' seems to make a lot more sense.

We completely fill out the information that is available to be listed online.  Without complete info, the chances of a particular properties characteristics meeting the needs of a potential buyer are unknown, because the information is not there for them to look at.  This is the very first basic step that puts us ahead of 90% of the competition!

Secondly, we return phone calls and email or text correspondence in a timely manner.  We have been very frustrated over time, like many real estate buyers and sellers, with the lack of timely communication from agents.  We therefore make it a priority to be return calls, texts, and emails as quickly as possible!

Third, our property marketing approach is more than just filling out all the information and being attentive to potential buyers...we utilize over 10 years of very specific internet marketing expertise (SEO knowledge) and a Persuasion Architecture methodology to identify the most likely potential buyers and choose keywords and phrases to optimize in our marketing for each specific property that will most likely appeal to the potential buyers.  This is an exhaustive approach, but one that has consistently yielded more traffic, faster sale times and higher prices.
